What Is Apex H.O.A.P?

Well, the acronym H.O.A.P, pronounced HOPE, stands for Home Ownership Assistance Programs.

Simply put, we make it easier for individuals and families to achieve the American dream of home ownership by using our own funds to buy the house you want then sell it to you with owner financing.

We “carry the paper”. That just means we hold the financing. So instead of paying a bank or mortgage company every month, you’ll be paying us.

We’re a local company, right here in Jacksonville FL. Currently we’re offering this service to residents of Duval & St Johns counties only.

How Does It Work?

We buy houses and sell them with owner financing. Apex Home Ownership Assistance Programs can help you get the home of your dreams!

Although our Home Ownership Assistance Program was launched in March 2022 we’ve been in business buying and selling houses since 2016. With this new program we buy houses for cash and sell them with owner financing.

We buy houses from $100,000 to $900,000 dollars and sell them back to you, carrying the financing ourselves. However, we are not real estate agents or mortgage lenders.

Our funds are very limited

We are a group of local private investors who use our own money to pay cash for the house you select. This program allows us to buy the house of your dreams, in Duval or St Johns County that is listed with a Realtor on the MLS.

You select it, we buy it for cash, and sell it to you at appraised value with a 30 year loan at current market interest rates.

That’s right, a 30 year fixed loan at a regular market interest rate! You can pay it off whenever you want without penalty. To do this with us, you must have steady employment, be self-employed, or work on commission.

There Are No Hidden Charges &
No Upfront Fees

Your credit history is just not as important to us as it is to a regular mortgage company.

A previous bankruptcy will not be an issue. Our goal is to help you, while investing our money in long term local real estate loans. Our program does not have all the red tape and regulations that traditional mortgage companies or banks usually require. This allows us to help you purchase a home where traditional lenders can’t.

If you have good credit or bad, it’s just not that important to us. We want our money out on a long term, local basis in real estate, at fair market values. This means you can be in the home of your choice – listed with a Realtor – by this time next month.

At the moment our program does NOT work with For Sale by Owner properties. The properties we buy must be listed with a realtor.

This Program is not a lease purchase. This is a true sale. We close at a local title company and all of the advantages of homeownership are yours.

You will be the owner of the house, with all the privileges of homeownership, and we will be the mortgage holder. Period!

I’m Interested, What’s The Next Steps?

1. Register
See which of our 4 Programs you qualify for. Registration is FREE. To register you must complete the short online form here as well as submit a copy of your tri-merge credit report from all three bureaus. We do not pull your credit. When you pull your own credit it does not affect your score. You can get your credit reports here (or any other source you choose) at.
2. Schedule Your 1-On-1 Buyer Consultation
Approximately 2-3 business days after you register online and submit your credit reports we’ll contact you to schedule a 1-On-1 Buyer Consultation. This meeting can be in person or via Zoom. At this meeting we’ll go over the specifics of each one of the programs you qualify for as well as answer any questions you have.
3. Join The Program
We make it official. At this stage you are now accepted into the program and become an Approved Participant. You’ll have to submit some documentation such as proof of income (W-2, 1099, Paystubs, bank statements etc) and sign some paperwork.
4. Pick Your House, Buy It & Move In

We determine the price point of the home you can afford then place you with one of our Apex H.O.A.P approved Realtors. Together with the realtor we assign, you’ll decide where you want to live, and how many bedrooms and baths you need.

Then, a licensed Realtor (authorized to work with our program) will show you available homes in the area that meet your criteria. Once you choose a home, we will pay cash for it and finance it back to you with owner financing. We get long-term income, and you get a home.

Remember that we are not real estate agents and we do not lend money. We buy houses and sell them with owner financing.
